Spreading over 2 acres of sprawling greens, having 4 bedrooms, living room with pool table, a swimming pool, leased line WIFI, the Farm Villa serves as an ideal place for family staycations, leisure escapes, private celebrations, wedding stays, corporate retreats and much more. *PROPERTY LAYOUT*
- 2 Acre Private Pool Farm Villa - rented as entire / independent property only
- 2 Main Villa bedrooms (larger rooms) with attached bathrooms
- 2 Smaller poolside rooms with attached bathrooms
- Living room on ground floor (Main villa) with a mini library, pool table
- Dining room on ground floor (Main Villa)
- Kitchen with all basic appliances like microwave, gas stove, refrigerator, mixer grinder, RO water purifier, toaster, cookware, cutlery and crockery, etc

Recommended Sleeping: 8-10 guests
Extra guests can only be accommodated in the Main Villa bedrooms where we provide sofa beds / mattresses. No extra beds are provided in living rooms
Pool side rooms are smaller rooms and can accommodate 2 people only. They are not as lavish as Main Villa bedrooms. We recommend pool side rooms for younger people as they are an add on to the property for accommodating a larger group.

- Main Villa bedrooms are fitted with a private 32" LED TV with cable channels
- A Large 52" LED TV (with Netflix / Streaming services) has been provided in living room for family viewing / projection
- The property is air conditioned (for summer months) through split air conditioners and heated (for winter months) using heat convectors / halogen / oil heaters (no central heating / air conditioning).
- 50 MBPS Wi-Fi (coverage in Main villa only)
- 25 L Geyser in all bathrooms
- 100% power back up
- Fresh clean Linen is provided at every check in
- Housekeeping is provided daily between 10 AM - 12 PM

*BONFIRE*

Our coal charges are ₹ 1000 or coal can be to be organized by the guests.
Please note our caretakers will not be able to help in cooking. They can only fire up the barbecue for you.

*RENTAL EXCLUSIONS*

*ELECTRICITY CONSUMPTION*
- Complementary electricity is provided at 150 units per day. Meter reading will be recorded at check in and check out. This is enough to run our property with air-conditioning / heating and necessary amenities.
- Extra consumption of electricity will be charged @ ₹ 10 per unit as per additional units consumed.
Note: A cap has been put as we do not want electricity to be misused by leaving every appliance on - unattended, as it wastes electricity (which is already scarce in the country) and also poses a safety risk due to short circuiting / over heating of appliances.

*MEALS & DINING*
- We do not have a cook at the property
- Chef services are available from our meal partners Garniche / M'creme at an extra cost. The meals will be cooked in our kitchen by the chef's of Garniche / M'creme, and all ingredients will be taken care by them. We will introduce you to our meal partners after the booking is confirmed to customize your menu.
- Several restaurants in the vicinity and delivery services like Zomato / Swiggy also deliver to our place. To name a few delivery restaurants -

*SWIMMING POOL RULES*
- Our swimming pool is an outdoor pool 30 Ft long by 15 Ft wide. The pool depth is 3.5 Ft. standard depth for the safety of our guests.

Following pool rules are to be adhered while using the swimming pool:

- Jumping in the pool at any end is strictly prohibited (For safety reasons)
- Parties are permitted in swimming pool area, however only disposable / plastic glasses are allowed in the pool area. Beer bottles / glassware is strictly prohibited in the pool area (Beer cans / Disposable / Plastic glassware is allowed)
- Non swimmers and kids (unattended) are not allowed to enter our pool area
- Our guests are solely and explicitly liable for using the pool at their own risk
- Any mishap / accident in the pool shall have no responsibility, explicit or implied on the host, its associates, the owners of the property or any / or of the workers at the property
- Non compliance of swimming pool rules will not be tolerated and will lead to immediate cancellation of booking with no refund. Any guest found jumping in the pool / carrying beer bottles / glasses to the pool area will be fined Rs. 25,000 for non compliance (This is for the safety of guests).
- Guests will be asked to sign a liability disclaimer before entering the swimming pool
- Pets are strictly not allowed in and around the pool area.

*SECURITY*
- The farm is fully secured by a boundary and the entry gates are only opened by our staff for our guests. Our entry gates close by 11 PM for security reasons.
- If late night access is required, same is chargeable extra at Rs. 1000 per day.

*HOSTING EVENTS/ GATHERINGS*
- Our farm villa can be booked for private celebrations, birthday parties, family affairs, pre/post wedding ceremonies (barat not allowed), corporate events, pool parties, etc. Our property can accommodate up to 75 guests easily.
- Parties are allowed in open areas and pool area only.
- For private parties / social gatherings (non wedding related) and maximum up to 50 guests a visiting guest charge of INR 750 per guest per day is charged in addition to the property booking for staying guests. This charge is towards property rental.
- For larger gatherings (up to 75 guests) and wedding / pre wedding gatherings we will send a customized quote on request.
- If the property is being booked for series of events, these charges will be applicable on a daily basis based on the number of visiting guests per day. Our team will be keeping a head count same way as catering does.
- We can organize catering & decor for events through our catering & decor partners at affordable rates.

Airbnb policy does not permit us to share contact details prior to a confirmed booking, hence please use the designated messenger if you have any queries prior to booking.

*EARLY CHECK-IN/ LATE CHECK-OUT*
can be provided only if we do not have a booking the previous day (before check in) / or if we do not have a booking (after check out).
Early Check in / Late Check out charges will be applicable at Rs. 2000 per hour.

*MUSIC*
- DJs not allowed after 10:30 Pm in the property, playing ambient music at respectable level is permitted.
- Music systems need to be used at their designated place only.
- You can bring your own music system to play around pool side area.
- Partying inside the villa is not allowed.

*PLEASE NOTE*:
- We have to be punctual with our timings, as we need sufficient time to clean, reset and sanitize the space for our next guests. Each guest is important to us, and one guest's delay will lead to another guests experience being compromised. So we request you to please adhere to the timings.

- Please do not mind repeated reminders by us starting 45 minutes before your check out time, as we understand it takes time to pack.

The farm villa is an ideal place for a peaceful getaway, or a calm tranquil retreat in the lap of luxury. The lawns are full of blooming flowers, huge trees, exotic plants, beetles and much more. We even get wild rabbits and peacocks visiting us a few times. The neighborhood is a protected forest reserve full of wild birds, deer, antelopes, monkeys, etc. The surroundings are pollution free and lush green.
